What locks are on a Manhattan apartment door?
Manhattan apartment doors mostly fall into one of two families. Older co-op and rental buildings use a mortise lock. That is a rectangular steel body pocketed into the edge of the door, with a separate key cylinder threaded into the face. Newer condos and gut renovations use a cylindrical deadbolt above a knob or lever, which is the setup most people picture.
The reason it matters to you is money. On a mortise lock, a stiff key is almost always the cylinder. Swapping a cylinder is a small job. Replacing the whole mortise body means cutting the door. On a fire-rated apartment door that is a much bigger job. Ask which one you are being quoted for before anyone starts.
Many Manhattan buildings also run a restricted key system across the whole building. Your apartment key and the front door key come off one list, and the managing agent holds it. On those, a copy needs the building's sign-off, not just yours.
Who fixes the lock in a Manhattan co-op or rental?
Here is the part that saves people a wasted afternoon. In a doorman building or a co-op, the hallway belongs to the building. So does the entrance door hardware and the intercom handset. Is your buzzer dead? Has the front door stopped pulling itself shut? The managing agent has to authorize that work.

Common questions in Manhattan
My co-op says I need board approval to change my lock. Is that right?
Usually yes for anything that changes the door or the building key system, and that is a house-rules matter rather than a legal one. Adding one lock of your own is protected under state law, but a co-op can still have something to say about drilling a door it owns. Ask the managing agent in writing before the work, because a lock put in without approval is one you may be told to take out.
Why did a locksmith tell me my Manhattan apartment lock cannot be rekeyed?
Almost always because it is on a restricted or patented keyway that only an authorized dealer can cut blanks for. The lock is fine. The blank is the part that is controlled. In that case the building holds the authorization, so the request goes through the managing agent rather than through you.
The front door of my building will not close properly. Who fixes that?
The owner does. A self-closing entrance door is required to be kept in working order, and a broken one is treated as an immediately hazardous condition with a short window to correct. Report it to the managing agent in writing and keep the date. If you are the owner or the agent, that is a door closer job and usually a same-visit fix.
